1. THE PROPERTY 1.1 The gite property known as “La Vilaine Vue” is available for holiday rental subject
to confirmation by the owner, Dawn Whiteman. 2.
HOW TO BOOK 2.1
You must contact us for confirmation of availability and we will reserve your provisional booking. A non-refundable
deposit of 25% must be paid within 10 days of making your booking. 3. PAYMENT 3.1 Prices are in Pounds sterling. Accepted payment methods: cheque, paypal, bank transfer direct into our UK bank
(details on request). 3.2 The
balance must be paid not less than 6 weeks prior to your arrival at the property. 3.3 Bookings taken within 6 weeks of your arrival must be paid in full. 4. BOOKING
CONFIRMATION AND RENTAL CONTRACT 4.1 Once we have received your booking deposit, we will confirm your booking in writing. Please check all details
carefully as soon as you receive them and inform us immediately of any changes or errors. 4.2 A copy of this rental contract will then be sent to you, which should be signed and returned by post within 14
days to the following address: Dawn
Whiteman, Les Cerisiers, La Boscherais, 35550 St. Just, France. 5. RENTAL 5.1
The rental price is weekly in pounds sterling. 5.2 The La Vilaine Vue is fully furnished and equipped. The rental price includes: - Electricity, heating and water costs (except during low season), Bed linen (beds will be made up for your arrival). Guests are expected to leave the gite in a clean and tidy state upon departure.
6. DAMAGES DEPOSIT 6.1 A damages Deposit of 150 euros is payable on arrival in cash. The property
will be inspected after your departure and the deposit will be returned to you within 1 week, unless replacements or repairs
to the property and contents are required. A charge for cleaning will be deducted from the deposit if the
cottage is left in an unacceptable state. 7. CANCELLATION
BY THE OWNERS. 7.1 In the unlikely event of a significant
change or cancellation of your booking by us, we will inform you as soon as possible. A full refund will be provided within
7 days. 8. CANCELLATION BY YOU.
8.1 Cancellation by you (for whatever reason) must
be provided in writing. 8.2 Cancellation less than 4 weeks prior to arrival will be charged in full. 8.3 Cancellation received between 6 and 4 weeks prior to arrival will be charged at 75% of the full
rate. 9. YOUR RESPONSIBILITIES 9.1 You must keep the property and all the furniture, fittings, facilities, equipment
and grounds in the same state of repair and condition as at the commencement of the holiday, and in the same state of cleanliness
and general order in which it was found. You will be responsible for the payment of loss or damage to the property caused
by you. (We will not, however, charge for glasses or crockery chipped or broken – we appreciate that accidents happen).
The owner reserves the right to make deductions from the security deposit for any damage or loss. Where the cost exceeds the
security deposit an invoice will be sent to cover the cost. 9.2
Any defects to the property or breakdown in the equipment or appliances should be immediately notified. Arrangements will
be made for repair or replacement as soon as possible. 9.3
Please note that smoking is strictly forbidden at the gite. 10.
NUMBER OF PEOPLE USING THE PROPERTY 10.1 Only the
number of persons stated in the booking may use the property unless otherwise agreed with the owners. Please check with us
if you have friends or family also on holiday in the area and who may wish to visit you. 11. ACCESS 11.1 We have
the right to access the property during your stay to carry out any maintenance and to cut the grass.
12. LINEN 12.1 Linen is included with the rental and automatically changed once a week. 13. GROUNDS 13.1 Young children should be supervised while in the grounds of the property.
Do not allow children to climb trees or fences. The management cannot be held responsible for any injuries incurred. 14. SECURITY AND VALUABLES 14.1
Valuables left at the property are left at your own risk. We are
not responsible for any loss. Proper care must be taken against theft and burglary. It is essential to ensure that all doors
and windows are closed and locked when leaving the property. 15 ARRIVAL AND DEPARTURE 15.1
Arrival is after 15.00 hours local French time (GMT + 1 hour). 15.2 You must vacate the property by 10.00am local French time on the day of departure. 15.3 Normal changeover day is
a Saturday. Other changeover days may be possible, subject to availability and must be agreed with the owners at the time
of booking. 16.
INFORMATION 16.1 We reserve
the right to modify the property specification that may be considered necessary in light of operating requirements. 17. PETS
17.1 Pets are welcome at La Vilaine Vue with our
permission. This must be agreed prior to making the booking. Make sure you pick up after your dog in the garden.
We insist that dogs are not allowed in the bedrooms or on the beds, or on the furniture. An outside tap is provided
for washing your dog and boots. There is also a water dish on the patio. 18. OUR LIABILTY 18.1 We cannot be held
responsible for the failure of public utilities such as water, gas and electricity. 18.2 We cannot accept responsibility for losses or damages caused by strikes, fire, storms, floods,
airport or ferry closure or any other event beyond our control. 18.3 We cannot be held responsible for any injury, loss or damage to you personally, your belongings or your vehicles
when using the accommodation and grounds. 19. INSURANCE 19.1 We strongly recommend that you take out comprehensive travel insurance. 19.2 You should also obtain a European health card. 20 SEPTIC TANK 20.1 As with most of rural France, this property
is serviced by a septic tank system. It is important that no sanitary or baby items are flushed down the toilets and only
French toilet paper is used. We will supply toilet paper and cleaner during your stay.
